Arrived on site to perform AC maintenance on 2020 carrier heat pump. Upon arrival Carlo stated that the system has been working fine and he has no issues or questions at this time. Maintenance checked out properly. Refrigerant pressures were in range. Compressor and fan Amperages are good at this time. Electrical components are in good condition. Condenser coil had deep cleaning to increase efficiency. Condenser fan motor shows no signs of oil leakage. System is not equipped with surge protection. Air handler in attic check out properly. Temperature splits were in range and saw no water backing up inside primary drain line and emergency pan is clear. Client also supplied filters to be swapped out. Client is aware of current condition system and would like to do surge protection next visit. At this time system is fully operational and cooling upon departure
Reset the system and tested cooling twice. System was on lockout on arrival probably from a mistaken call for heat.
Arrived on site to perform fall tune up on a 2008 lennox unit. Furnace located in garage. Client stated no issues and cycled unit. Found filter dirty and replaced as client replaced his own filter. Blower assembly is dirty and has debris due to areas around home. Motor is good and free of oil. Inducer motor is good and in range of amps. All safety switches are operational. Clean blue flame created. Found unit to only have one drain line and no over flow switches on line recommended adding overflow. Gas line has no sediment trap and highly recommend. Found unit to have a high static pressure and above range which is causing air flow restriction into unit. Also found return vent partially covered up and advised that is not good and that should be clear and open to be able to intake as much air as it could due to being a upflow in a closet. Advised high temperature rise and high static pressure advised client o would like to safety inspection heat exchanger. Client is aware of reasoning a
Preformed heat pump maintenance on 2020 carrier system. Maintenance checked out properly. Refrigerant pressure are in range for R410a. Amps on compressor and fan are in good range at this time. Condenser coils was cleaned and vacuumed. Duel secondary motor control is in range and starter is not pitted. System was not equipped with surge protection in the case of any power outages, thunderstorms etc. client recently swapped out filters. Drain lines are clear and system/ducts are sealed properly. System was reset and tested upon departure and is fully operational.
Upon arrival performed maintenance on air conditioning system. Refrigerant levels in range. Filter was replaced. Secondary motor control is out of range. Client said he needs to speak with his wife about repairs. Indoor blower wheel is dirty. Dusted off all electrical components. Washed outdoor coils with chemicals, coils were extremely dirty. - Recommend adding booster kit to keep amperages low on compressor start up - Seconary motor control is out of range -Washed outdoor coils - refrigerant levels in range.

Performed furnace maintenance on 2008 Lennox heater 1. Found that flame sensor has oxidization occurring and could lead to failure of blower start up in heating mode 2. Evaporator coil contain no secondary float switch in case of coil overflowing and water damage 3. Blower wheel assembly is very dirty and covered and debris 4. Found cracked washer on heat exchanger, washer is used for stabilization when She change it expands and contracts this needs to be watched closely and examined every year for cracks
