Performed ac and furnace maintenance. On 5 year old Lennox unit. Checked and tightened electrical components. Checked and cleaned flame sensor. Inspected safety switches and flu vent. Checked and changed filter customer provided. Inspected drain lines and verified condensation was clear and free of debris. Tested indoor blower balance and inspected cleanliness, blower does not need cleaning at this time and is with in range and balanced. Cleaned outdoor condenser coils, measured tempeture splits . Outdoor fan motor is showing signs of oil leaking, did recommend costume continues maintenance at this time so we can keep an eye on it. fan is not over amping capacitor is within rang and contactor is operating. Unit is heating and cooling and operational upon departure.

Tested both heating and cooling modes. Recorded all electrical diagnostics and measured temperatures. Verified refrigerant charge. Replaced filter with customer provided cartridge. Tightened connections. Cleaned condenser coils. Wiped down burner assembly. Tested ignitor and cleaned flame sensor. Cleared condensate drain.

Arrived on site to perform fall tune up on 2 2004 Goodman system. Furnace and evaporator coil located in attic. Client stated no issues. Cycled both systems on heating. Advised I would be inspecting Both units inside and out . Inspected ducting and heat exchanger as well. Advised the summary of findings are as followed. Main house furnace 1. 2004 units located in attic. 2. Found thermostat faulty and not communicating to furnace for command of cool. 3. Found filter really dirty and clogged. Replaced filter. 4. Found black flex ducting undersized creating restriction of air flow to home. Air flow has a lot of restrictions due to not enough return to system. 5. Blower assembly are dirty. Wheel is accumulating dust and build up. Creating stress on motor. 6. Blower motor is now leaking some oil as it has layer of oil on motor from stress build up added. Secondary motor control is now weak and out of range from motor over working. Recommend replacing control 7. Evaporator coil is slig

Inspected the whole system including airflow and tonnage. Drew a map of the full duct system with returns and supplies. Will be redesigning the ducting and emailing a quote for the work. Measured temperature splits. Both systems working good as far as cooling goes, the deliver system is bad. The returns are undersized and crossed. The ducting has no dampers to balance the airflow.
