When I arrived at home , I was told thermostat wouldn’t reach desired temperature. I set thermostat to cooling first and started diagnostic. I had power to air handler and thermostat communicating to air handler. I first checked motherboard for faulty error codes at air handler. Didn’t have any but the air handler was working efficiently. I quickly realized that the outdoor unit wasn’t on. I opened up the breaker panel and saw a tripped outdoor unit breaker. I turned breaker back on and went up to roof to service unit. I got two different error codes from outdoor system. I called tech support for assistance on how to resolve error codes. I had to check voltage at wires and check power at molex plugs. I replaced air filter because old one was caked with dirt and debris. This caused a restriction on whole system providing error codes. I reset the motherboard and reset the motherboard at the garage condenser head. Ran system in heating next to assure system is operational in both mo

Upon arrival performed maintenance on 2 Lennox heaters. Ducting is extremely undersized for systems. There are 2 ducts that go into a chase that is made of 2x4s and drywall. There is not a duct that falls down that chase to connect to a metal can . Both inducer draft motors are running extremely High in amperage’s. Circuit boards seem to be in good condtion. There is a lot of dirt and debree inside of systems, but client changed filters every year, advised we need to swap at least every 3 months due to these standard filters only doing 20 % of filtering. Only replaced 1 filter. Did not have 3 of the filters. The ducting system has no seals. Systems are operational. Closed everything back up. Reset & tested .

Performed heating maintenance on 2 year old Lennox air handler. Return grate is clean. Cleaned condensate drain P trap and flushed with water. Removed large amount of sawdust from unit and surrounding area. Tested electrical draw of blower and electrical heat strips. Inspected blower compartment, blower wheel is clean and balanced. Temperature rise is normal. Noticed that the unit only has two 12†returns which give it 1000 cfm of return, this is a 5 ton unit and should have 2000 cfm of airflow, because of this the static pressure was high. Surge protection was recommended for the air handler. Upon departure system is operational.

Upon arrival system was operational. Client informed me that he reset the breaker and the unit came on. Changed out the filter and did a preventive drain flush. Unit is operational upon departure.

Upon arrival performed refrigerant diagnostic. System was low on charge. Advised to look for leak, actual home owner doesn’t wNt to, said charge it so tenants can have cool air. They have to recharge every single year. System is charged with 6 lbs of refrigerant.

Upon arrival cleaned out both condenser coils. Checked electrical motors. All operational. Components are older and should be replaced. System is using a lot of power. Flushed drain lines and changed out filters. Client did not want any repair recommendations. Found several components at risk of failing. System are operational upon departure.

Replaced blower motor control module under warranty. Installed new S30 ultra thermostat. Tested equipment, reset purifier data, raised auxiliary heat activation thresholds to keep the heat strips from operating regularly. Connected the iPhone to the thermostat and deleted old thermostat.

Upon arrival found 2 systems to do tune ups on. Master bedroom heater was first. Unit is resting on isolation pads with little clearance to floor. Flood protection was weak. Temp rise was almost at max. Inspected heat exchanger. Did not find any cracks however lots of hot spots in failure areas. Advised client. Kitchen unit was better with some flood protection. Temp rise was good. Ignition components are okay for its age. Unit is operational upon departure.

Arrived on site to install 2 pole 50 amp breaker that had failed last time out. Client is aware was a weak breaker as we did not replace. Replaced and installed new breaker and cycled system in heating to ensure system operating. Both surge protectors were good and operational. Client is aware unit is running and good now and happy we came out today. System is operational upon departure.

Arrived on site to perform combo tune up on a 2020 lennox unit. Condenser located on roof. Furnace and indoor coil located in attic. Cycled both heating and cooling. cleaned coil inside and out. Checked all electrical compartment and components. All were good. Start up and run amps are good. Checked pressure and are good and operational. Unit is cooling home good. No protection on unit. Recommended adding protection on unit. Inspected indoor unit and filter was dirty. Client purchased wrong filter but was wrong size. Blower assembly is good. Motor is good. Unit is heating up home good. Cycled unit and went over all findings and client wanted to go forward with adding surge protectors to units. Client installed and outside was good. Indoor unit breaker found out breaker in attic failed. Tested and breaker fail overall and needs to be replaced. Client would like to do so and would to do soo and get him back on the schedule. Technician arrived on site. Customer has 2 systems. Maintenance is only for 1. Did the north side unit. Temp split and charge are off. Compressor amps are okay. Nothing over amping at this time. Fan motor is close. Cap is almost failing. Recommend replacing the cap and fan motor before they fail.

Performed three system Rheem furnace maintenance. Client stated that they are in the process of selling the home. During the maintenance I came across a few points and concerns that were addressed with Mr. Cooper. Furnace 1- 1. Found an indoor blower motor had significant oil leakage coming from bearing this can cause the motor to overheat or lock up. 2. Single secondary motor control has become week due to indoor blower motor using more power than needing ultimately draining this component 3. Indoor blower Cabinet is heavily covered in dust and debris due to 1 inch filters inefficiently stopping dust particles. recommended these filters a swapped out every one to three months 4. Secondary drain pan did not contain a safety Killswitch in the case of the condensation lines ever clogging, this would be preventing a flood over on to the ceiling. 5. Temperature rise across heat exchanger is within range. Ran system through 20 point inspection checklist. Cleaned heating and blower compartment. Wiped down the exterior of the furnace. Went over findings and recommendations with homeowner. Spoke on the topic of system replacement, homeowner currently does not want to put any money into the existing units and is waiting to be ready form replacement. Discussed different type of system options and which one would be most effective for the home and how they use it. Current systems are just single stage units with 2 zones, which is not ideal. Performed maintenance on 23 year old Lennox furnace. Furnace is single stage unit with 2 zones. We are only servicing the unit above the right hand side closet next to the office. Does not want other unit serviced. Cycled system for heat. Verified proper heating sequence of operations. Upon arrival performed diagnostic. Found system to be non operational. Customer said she had friend try to diagnose system. Left wires unplugged and breaker off. Checked fuses they were bad replaced and turned power on, system did an electrical spark. Immediately turned system off. Found 4 wire not plugged in. There is no schematic to where wires go. System is very old, no model or serial numbers. Home owner said she wants to go through her family before she makes decision of replacing system. Would need a schematic to get wires back. Or asked home owner to ask friend where they go. System is non operational upon departure. Please send home owner hard copy.

Performed AC diagnostic on system. System is original to the home and is 1997. System is a single stage unit zoned off into 2 zones. Says left side unit is not cooling the house down. Cycled system for cooling. Outdoor unit kicks on extremely loud. Indoor unit is not responsive and is not blowing any air. Checked indoor unit electrical and system components. System is recieving proper low voltage command and high voltage power, but indoor fan is not turning on. Found a dead secondary motor control that was not letting indoor fan motor turn on. Informed homeowner of findings, and put in a temporary secondary motor control to further evaluate system. Unit kicked on and started cooling. Refrigerant levels are in range and system is producing proper temperature split. Outdoor compressor is pulling in high amperage. Condenser fan motor is within range.
