Shane is highly knowledgeable, prompt, friendly, efficient mini-split system serviceman. He cleaned out extra mud I was unaware of in my outside system, checked coolant pressure. He calculated each interior unit’s temperature performance, cleaned all of the filters, all while reporting what he found as he went along. My technician Luis was extremely competent and explained the situation with options. I was happy for his quick but thorough assessment of the FAU situation.
Performed heating maintenance on 7 year old Payne unit. Cleaned return grate. Installed new 14 x 25 MERV 8 filter. Flushed condensate drain with water. Cleaned burner compartment. Cleaned flame sensor. Tested resistance of hot surface igniter. Secondary motor control is within tolerance. Temperature rise is within limits. Checked outlet gas pressure and adjusted it from 3.63â€ WC to 3.5â€ WC. Inspected blower compartment and found the blower wheel to be clean and balanced. Checked all electrical connections. Tested safety switches. Because of my experience with this model of furnace I inspected the heat exchanger and found numerous hot spots. Because of this I removed the blower assembly to inspect further and found no cracks. While the blower was out I cleaned the inside of the compartment. Prior to departure I ensured the furnace was operating normally after my maintenance inspection.
Performed heating maintenance on 3 year old Lennox unit. Cleaned return grate. Replaced filter with owner-supplied MERV 16 filter. Temperature rise is within limits. Inspected blower compartment and found blower wheel to be clean and balanced. Tested resistance of hot surface igniter. Cleaned flame sensor. Tested pressure switches. Tested safety switches. Flushed condensate drain with water. Inducer amp draw and total system amp draw are within limits. Prior to departure I ensured the furnace was operating normally.
Client stated furnace is non operational -Filter is clean -Furnace does have incoming power, also low voltage power to gas valve -The gas valve itself is energized yet is not releasing gas to be ignited -The blower motor is also reading out of range resistance -The furnace is 44 years old, I reiterated that the heat exchanger has a high probably of being cracked as it has been expanding and contracting constantly for that long -It is likely unsafe to run the furnace in this condition, I provided options to replace heat exchanger, client is aware it may be difficult to find a replacement for a furnace of this age -Field supervisor will be giving Christopher a call to go over all options
2 ton XC20 variable speed AC. relocating furnace to attic and installing all new ducting. Installing Heat Recovery Ventilator to system. Adding air purifier to system. Sealing return platform for better indoor air quality
Arrived on site to perform furnace diagnostic on 2008 York heater. Arrived on site and Alejandro stated that the unit has been non-operational for about a week. Client states that no service or maintenance has been done in a very long time and he just wants to get the furnace fixed at this moment. Begin diagnostic at indoor unit and found a system was powered on but not igniting. Found that hot surface igniter has failed and is no longer igniting gas on ignition. Indoor blower motor has significant oil leakage as well which can lead to failure in heating and cooling when this worsens. System does not have surge protection. Air conditioning was recently added on. Discussed full diagnostic and condition with Alejandro and heâ€™s aware of failure points within the unit. Alejandra does not want to replace unit at this time and would only like to get the mandatory repair done. He will need to have to think about the maintenance plan but does not want to agree to sign up at this time. Advise
Technician arrived to perform furnace tune up -Flame sensor cleaned off -Inducer and igniter reading proper resistance -Motors are not drawing too much power -Gas sediment trap was missing, it was recommended -Burners are aligned and working efficiently -Client will sign up for maintenance in spring time

Upon arrival performed diagnostic. Pilot kicks on. Fan is in automatically. Fan limit switch is bad. Thermostat is bad doesnâ€™t kick on. System is extremely old. Client wants someone to call for replacement of furnace. If not we can come back & repair. Advised system is extremely old and possibly not safe.
rived on site to perform maintenance on 13 year old furnace. Cycled system for heat. Verified proper heating sequence of operations. Temperature rise across heat exchange is within range. Ran system through 20 point inspection checklist. Gas pipe is not hard piped all the way out of the furnace and does not have a sediment trap. Also condensation lines do not have any condensation safety switches . Adding a 5 inch filter cabinet is not a option due to system set up. Indoor motor amperage is close to maximum, and motor has started leaking oil and there is a significant amount of dust build up inside blower compartment. Cleaned burner assembly. Washed filter. Went over findings and recommendations with homeowner. Want to hold off on any repairs. System operational upon departure.
Arrived on site to perform diagnostic On 2021 heat pump duel fuel system. Upon arrival found that heat pump was going off on high-pressure at outdoor unit cleaned off heavily clogged condenser coil and client is ordering a new filter recommended Merv 13. Ran system in heating mode and heat pump turned on. Indoor temperature was already 75Â° and prior indoor furnace was running in emergency heat. Clients rarely use heat although was tested and is fully operational upon departure.
Arrived on site to perform a heating maintenance. Upon arrival the system was not working in heat mode. I attempted to diagnose the problem and was unsure on what it could be, my assumption is that it is either the board or inducer motor. Not having 100% knowledge on that fact I did not want to say that that was the issue. We will need to get our quality control guy To perform the warranty diagnostic to make sure the unit will run.

Client stated thermostat reading 99Â° when it is nowhere near that temperature -It is displaying error code that there is an issue with internal thermistor on thermostat -System was reset multiple times, still same error code -Thermostat needs to be replaced -Lennox said it is still under warrant, client will just have to pay for labor costs

When I arrived, I was told the smoke alarms went off during night. I let owners know that the fumes and oil from first running furnace are burning off. The smell was normal operation in beginning of furnace start up, I opened all windows up on both floors. Turned heating on, and let smell vent out of home for the next hour. Owners feel safe now, weâ€™re just worried about smoke alarms going off. Went to check furnace out, no gas leaks. Installation was done correctly. Charging for diagnostic only toda.
Arrived on site to perform furnace diagnostic on 1986 furnace. Upon arrival Jose stated he moved in in 2019 and has had no service or maintenance On the unit. Now it is continuously blowing cold air and the thermostat is blank. Found a high limit switch was tripped near natural draft vent. Measured temperature rise and found that it was at 30Â°. Filter was heavily plugged up. Indoor blower motor has significant oil leakage. Circuit board has burn marks. Advised that safety inspection should be performed on system to verify heat exchanger is in safe running condition, client would like to hold off and get system replacement options instead. At this time unit Is operational but it is unknown how long it may run due to being past design life. Will be returning to go over system replacement options Tuesday at 5 PM on the porch or unit is operational
Performed maintenance on a Goodman heat pump. Temperature split is 22 degrees in range. Indoor blower amping in range. Merv 16 Filter is still ok. Condenser fan motor is amping ok. Compressor start and run amps are in range. Outdoor unit coils were chemically cleaned. Primary start motor is in range. Starter is showing mild signs of wear. Unit is not protected. Performed maintenance on a Mini-Split system. Temperature split is in range and heating well. Filters were cleaned.

Arrived on site to perform fall tune up on a 2017 lennox unit client stated no issues and all good. Furnace located in attic. Cycled unit and good. Filter was good and replaced last time as he has the prepaid filters. Blower assembly is good and operational. Free of oil. Inducer motor is good and in range. Al safety switches are operational. Temperature rise is good a heating home. Clean blue flame created. Drain lines is good and clear. No protection on unit and recommended adding surge protectors on unit to pro from electrical surges and power outages that can damage or even short out systems and components. Cycled unit and went over all findings and recommendations. Client is aware and did hold off for now l and will call Is when ready. Cycled unit to ensure system operating. System is operational upon departure.
Performed maintenance on 17 year old Lennox system. Cycled unit for heating. Verified proper heating sequence of operations. Temperature rise across heat exchanger is on higher end of allowed range per manufacture. Tested safety components and electrical components. Ran system through 20 point inspection. Pulled blower wheel to inspect heat exchanger. Hot spots throughout heat exchanger visible. Went over findings and recommendations with homeowners. They want to take care of immediate repairs today as far as cleaning blower wheel. Will want to take care of Safety Switch and Drain pan before next summer. Thoroughly washed out blower wheel. Arrived on site to perform heating tune on a 2013 carrier unit. Client stated heâ€™s been using heater and has been running good since last repairs done. He stated he doesnâ€™t run ac as itâ€™s cooler out here. Cycled heating on and is operational. Filter he replaced a month ago. Inspected attic and indoor. Found flex ducting but found it a bit underside. Blower assembly and whee dusty. Motor amps in range. Inducer motor is in range of amp. All safety switches are operational. Clean blue flame heating home. Temperature rise is in range. Drain lines are a bit dusty and have no safety over flow switch on lines. Found drain pump there and operational as it was tested. Tried to check static pressure. Was unable to due to ac would not turn on. Unit is a communicating unit and can not jump cooling on so tried to cycle ac on from thermostat and would not turn on and would shut off. Found condenser would be on but not blower motor. Tested a couple thing but found some wires to not be wired pr
Arrived on site to pet diagnostics on a 1990 rheem unit. Client stated heâ€™s been having the same issues year after years. He says unit sounds like it turns on but doesnâ€™t completely stay on. Heâ€™s had same issues and had a guy out last year and he did repairs and unit was operational For some time he stated. Now this year he tried to fire up the heater as itâ€™s getting cold and unit is having the same issues. Inspected electrical compartment. Found it dirty and so the no filter as it was sucking in the return. Motor has been leaking oil and has a lot of build up. Motor can fail in future. Found flame would shut off as soon as it was lit up. Inspected and cleaned off flame sensor. Advised it looks new. Cycled unit and found it not staying on. Traced back wires and found the wires to not be connected. Found the way the flame sensor was out in is not working and board can not sense the flame so shut off every time. Found no wire diagram so like it up online. Found that u it is not w
