Arrived on site to return for for repairs client went forward with. Client approved of installing a new merv 16 filter rack, phenomenal air, 2 premium surge protectors, secondary overflow switches, primary starter, compressor booster kit, and clean blower assembly and wheel with blower compartment, and cleaned and sanitize evaporator coil in attic. Cycled full system after all repairs were installed and cycled to ensure system operating. Client is aware of all repairs made. Removed old filter in vents as they are no longer needed. Client is happy with repairs man and todayâ€™s visit. System is operational upon departure.
Upon arrival performed maintenance on hvac units, both systems were washed, washed coils off, refrigerant levels are in range. Air flow is good. Filters are clean. Recommended adding surge protection on systems. Indoor motors are good. Thermostats in working order. Circuit board and electrical connections good. Systems are efficient and very quiet. Cycled systems on and off. Systems were reset tested and fully functional upon departure. Signed client up with membership to come out and service systems yearly. Ducting seals are in very good shape.
Upon arrival performed filter change out, client ordered wrong filter so I provided filter , signed client up for maintenance plan.
Upon arrival performed maintenance on heating and ac systems. Systems are Goodman make. Found secondary motor controls for indoor & outdoor systems both low and out of range. Filters are all clean client replaced very often. Cleaned flame sensors on both systems. Circuit board and electrical connections in range. Waxed both furnace units. Dusted off all electrical components, amperages are in range. Condenser fan motors on upstairs unit is over amping. Working harder then needed, found secondary control low. High start up amperages. Downstairs unit is very low on charge. And has a temperature difference of 6 degrees. Client would wanna do leak dye and repairs in January, will not be using air conditioning this year. Signed client up for maintenance plan. Washed condenser coils. Disconnects in working order. Primary controls good. Systems were reset and tested. Downstairs not working at standards for cooling.
Arrived on site to perform spring tune up on a 2015 lennox unit. Client stated no issues. She said we service her rental home and wanted up to come and service her home. Cycled unit in cooling. Condenser coil in back yard. Furnace and Evaporator coil located in attic. Washed out condenser coil inside and out. Client stated she hasnâ€™t did maintenance since system was installed. Checked electrical compartment and components. Primary starter is worn out from normal operation and use. Contact points are bit burnt up due to operation. Secondary motor control is good and in range. Fan motor is good at this time. Start ups on compressor are high and recommended adding a compressor booster kit to help prevent hard start up and prolong unit. Checked pressure and are good and cooling. No protection outside. Inspected indoor unit. Replaced filter. Blower assembly is accumulating dust due to lack of filter change out and maintenance. Motor is good and amps are good. Drain lines is clear. Found
Performed Furnace maintenance on a 2018 Trane furnace. Limit switches and flame sensor was cleaned and tested for correct operation. Filter is clean at thus time. Heating temperature split is over 30 degrees. Gas valve was tested. Ignitor readings were recorded. Component amp draws were recorded. Inducer motor is amping high. Blower wheel needs to be cleaned soon. Installed a nest pro for user ease. Customer was given a tutorial and was satisfied with the thermostat. System was tested in all modes. Running in cooling mode at end of appointment.
Preformed furnace maintenance on 2020 Lennox heater.
Performed AC maintenance on a Goodman condenser. Filter is clean. Systems cooling temperature split is 18 degrees. Indoor amp draws are ok. Condensate lines are clear. Outdoor unit was chemically cleaned. A corrosion inhibitor was installed due to the location of the home to prevent any damage to this newer system. Refrigerant levels are ok. Starting components were checked. Compressor bay and service panel was cleaned. Compressor and fan are amping good at thus time. System was cycled before leaving.
Performed combo tuneup on a ACPro condenser and furnace. Heating safety switches were verified working condition. Filter is clean at thus time. Hot surface ignitor was measured and recorded. Flame sensor was cleaned. Gas valve was tested. Heating temperature split is in range. Cooling temperature split is 18 degrees. Outdoor unit was dirty and chemically washed today. Starting components were checked. Compressor and fan amperages are in range. Refrigerant levels were verified ok today. Recommending outdoor protection. System was running at end of appointment
Tech arrived on site. Indoor blower motor wasnâ€™t operational. Water had entered the electrical cabinet from the condensate leak. Board has corrosion from water. Need to order board and install in order to test the system. Client said the unit had been recharged before. Standing pressure of system appeared low at this time. Will confirm when parts are installed. Client is interested in replacement options.
Summer AC Maintenance Performed Upon arrival system is working and operational. I began my maintenance at the outdoor condenser by breaking it down and cleaning with water and coil solution, removing dirt and debris. I inspected electrical components for wear and tight connections. I checked refrigerant pressures and charge. I tested system amperages. I then proceeded to the indoor furnace unit. I measured temperature splits. I checked condensates for proper drainage and safety. Filter was checked, should replace during winter maintenance. Inspected electrical to ensure tight connections and monitor wear. Inspected blower compartment for dust and dirt as well as proper balance. Adjusted dampers upon home owner request to limit air to master and increase to other rooms. Upon inspection of both units I found there to be no form of electrical protection, recommend adding surge protection onto both units. Upon departure system is working and operational.
Replaced circuit board and transformer. Added surge protection at indoor electrical box. Secured all wires and connections. Cycled system through modes. Checked outdoor unit electrical and system components. System is fully operational upon departure.
Arrived on site to perform spring tune up on a 2004 unit. Condenser located in back yard. Client stated no issues just wanted service and filter replaced. Cycled unit. Washed condenser coil inside and out. Checked electrical compartment and components. Found primary starter worn out and looks to be original. Recommend replacing due to burnt up pittings on contact points. Secondary is good and Lola to have been replaced. Unit added a compressor booster kit. Fan motor was replaced in past and is good. Start up amps are good and in place. Run amps are in range and pulling 11 amps max rated for 19. Checked pressure and are good and cooling home. Replaced filter and inspected indoor unit and ducting. Dusting is good and new as it was just replaced recently. Slight dust just need to stay on top of filter more. No protection on either unit. Performed warranty. Homeowner has been having issues with electrical and breakers tripping since unit was installed. Unit was installed by us but electrical in the home was already ready for furnace and AC components. After checking electrical breakers found that furnace outlet is tied into the garage door and outlets inside the garage as well as outside the home. Furnace outlet is not be connected with any other outlet which is what is causing the problem. This goes back to when home was built and was not wired in correctly. Homeowner will be calling an electrician to come out and separate outlets. Washer and dryer are also sharing the same outlet. System is operational upon departure but concerns with electrical remain the same .
Performed diagnostic on 19 year old trane system. Homeowner states that system is not cooling. He just moved in and has not done any service to the unit. There is no airflow inside the house. Cycled system for cooling. Outdoor unit is turning on but no airflow inside. Went into attic and checked unit electrical and system components. After thorough inspection found a bad circuit board that is not allowing the indoor blower motor to turn on. Circuit board needs to be replaced. Tested blower motor by bypassing circuit board and it is still in working condition. Went over findings and recommendations with homeowner. Approved option. Need to order board and return to replaced as well as transformer and add surge protector. Will also be doing full evaluation once system is up and running to ensure no other concerns. System is not operational upon departure.

Tech arrived on site. Found no power to condenser. Breaker had been tripped. Found the capacitor to be swollen up indicating it had failed. Checked all motors to ground. All good. Temporarily installed a new capacitor for testing. Unit came on. Charge and temp split are good. Compressor amps are almost at max. Fan motor amps are almost at max. Client went forward with capacitor repair. Talked about replacement options. Client signed up on service agreement. Unit had low airflow downstairs but a good temp split. Unit is operational upon departure.
Preformed 2 system maintenance on Lennox condenser.
System was low on refrigerant on arrival. Added 2 lbs to bubble test flare fittings and welds. Found small leak on the suction line flare connection. Tightened the connection and confirmed with soap bubbles. Found no leaks on the welded joints. Charged system by weight up to manufacturing specifications. Tested dealt a T and retested the flare joint.
Installation of a 2.5 ton 16 SEER air conditioning condenser with single stage cooling and high efficiency coil. House is currently plumbed for new AC with line set, electrical, condensate line. Sensi WiFi thermostat is included. $6,885 - Total Investment (cash or check)
Performed diagnostic on 4 year old unit. Homeowner states downstairs unit is not cooling, has not been cooling since Saturday. Cycled system for cooling. Indoor unit kicks on, outdoor unit is unresponsive. Outdoor unit is not recieving low voltage command. Found low voltage wire to condenser had came off the indoor circuit board. Re-stripped wire and re-connected to board. Cycled system, condenser kicks on normally. System is cooling upon departure. Recommended adding surge protectors to units to protect from any electrical failures or possible problems. Needs to talk it over with husband. Renewed ESA maintenance program, wants to keep it on yearly basis.

Performed 3 system AC maintenance on Weather king condensers. During my maintenance I noticed a few things that were addressed with Mrs. Mashburn Guest house condenser- 1. System Contained R22 refrigerant which was completely phased out January 1, 2020 2. Outdoor condensing fan motor had significant oil leak is coming from bearing. If left in this condition fan motor can potentially lock up 3. Amperage on fan was exceeding manufacture specification due to oil loss Central living area condenser- 1. System also contained R22 refrigerant 2. Condenser coil was very dirty and was cleaned off 3. Condenser fan motor amps were coming very close to exceeding proper range Front of home condenser- 1. Condenser fan motor had major oil loss occurring from bearing. 2. Fan motor was exceeding 0.80 A due to this which path put this at a higher risk of failing during the summer 3. Tech arrived on site and started maintenance on 1 hvac 3 ton split system. Cleaned coils and checked electrical. All was good in condenser. Refrigerant charge appeared low. However the outdoor and indoor temperature was low as well. Went inside and found the bulb for the air scrubber was out. Recommended installed a phenomenal air. Also found the gas valve for the furnace to be faulty. Same with the thermostat. Will cover under parts warranty.

Systems temperature split is low at 13 degrees. Refrigerant levels are off, could be low on Freon. Compressor start amps are ok. Fan motor is in range. Both units were chemically cleaned and cycled before appointment is over.
