Performed furnace maintenance on 3 year old Day and night heater. Upon arrival system checked out properly as far as operation. Temp splits are in range and Static pressure is extremely high on system. System was not equipped with surge protection on furnace. Client is interested in indoor air quality upgrades would like info sent over to him so that he can discuss with his partner. System was tested and is fully operational upon departure.
Ordered fan blade from sigler, fan blade will not be in until sigler until Wednesday. Advised client. System is non operational. No card on file.

Arrived on site to diagnose unit that is not cooling home down. Unit is from 1987 and original to home. Upon arrival spoke with tenant and he stated unit just is not cooling home down. System has been running they stated since 11 am and dose not bring down to 72 and stays at 75. Had someone else out and advised unit is old and low on charge and due to original ducting in home advised itâ€™s leaking on connections and losing temperature in attic. Found out door unit very old and worn out. Unit is operating very inefficiently and reason why tenant has high bill due to system always running. Checked pressures And are good. Unit is cooling at 20 degrees. Parts are still operating but bad condition. Fan motor had been leaking oil over time. Primary starter is worn out and pitted on contact points. Arrived on site to perform spring tune up on a unknow age unit looks to be original to home. Condenser located in attic. Client stated unit is running good just is really old. Cycled unit and washed condenser inside and out. Unit was really dirty due to tress above unit. Checked electrical compartment and found primary starter burnt up due to be original. Fan motor has been leaking a lot of oil in past as motor bearing are starting to seize up due to over working and age. Motor could fail at any time due to how hard itâ€™s working. Recommend replacing primary starter and secondary controls and the fan motor to help system reduce the stress put on compressor. Start up are at max and not good from age. Run amps are pulling 20 amps and advised is not good as Compressor is working really hard and is at max amps. Run amps should be low to show compressor is not over working or under a lot of stress. Performed diagnostic. System was cooling on arrival. Checked system components indoor and outdoor units. Refrigerant pressures are good and system is cooling correctly. All electrical components are in range and no concerns are visible at this time.. possible user error on thermostat. Explained to son how to permanently hold temperature on thermostat. System is working correctly and there are no recommendations at this time.
Installed parts. Warranty valid for 90 days for non members. Also performed a leak dye search And only found evidence of leakage at Schrader core directly at suction line port. replaced core Schrader and applied nylog to threads to good seal. Upon departure system is hold charge and cooling 22 degree split.
Performed AC diagnostic on 2017 Rheem system. Upon my diagnostic client stated that there is no airflow inside the house. it is no longer Cooling They just moved in last December. I found multiple points concerns that were just with the homeowners 1. System Was Significantly low on R410a refrigerant charge. This is due to a leak somewhere within the refrigeration cycled of system 2. Duel secondary motor control has become weak on hermetic side terminals due to the compressor running with no refrigerant as long as it did 3. Compressor is beginning to pull High amps on start up. Recommend compressor saver kit is added to reduce wear and tear and amperage on start up 4. Indoor Blower motor has significant oil leakage coming off of bearing and can lead to a locking up or overheating 5. 1 inch filter needs to be swapped everyone to three months to maximize airflow in Home 6. Injecting leak dye/sealant into the system to help pinpoint and locate breach in system to prevent any further refrig
Scope of work: -cutting existing condensate line. -installing condensate pump, and wiring it to the unit. -connect low voltage safety switch to unit. -installing new condensate line into pump. -running hose from condensate pump into washer drain. -cleaning area. -testing condensate pump.
Tech arrived on site. No power to the thermostat. Found fuse had popped in attic. Inspection found condenser wires are damaged and need to be replaced. During the inspection found multiple other issues with electrical start components. Compressor is over amping. Indoor blower cap is low. Condenser fan motor is rusted and breaking apart. Do to age and condition of the unit, the client is exploring replacement options. Scheduled with field supervisor, Darren.
Performed diagnostic. Met with tenant. Spoke with Jerry over phone. Maria states that system will not keep up with temperature during the day and will not run until later in the day when itâ€™s cooled down outside. Found condenser was completely dirty and causing a restriction which could be causing unit to shut off on high pressure when itâ€™s hot outside. Pulled condenser fan motor off and thoroughly washed condenser coil. Cycled system on and refrigerant pressures had dropped significantly and now appears to be slightly low on refrigerant. Let homeowner know that system could either have developed a leak or could have not been properly charged up at the time of install. Added 1lb of r410A refrigerant. Refrigerant pressures are in Range and system is producing proper temperature split. Recommended maintenance program for routine maintenance. Jerry wants to hold off for now. Cycled system. System is operational upon departure.
Tech arrived on site. Found the secondary float had triggered. Float was wired to condenser wires. Causing it to turn on and off. Wired it to break R. Flushed out lines. Unit is cooling at this time. Both uv and air scrubber bulbs had failed on unit. Will replace during fall maintenance of equipment.
Performed AC maintenance on a Day and Night system. Systems cooling temperature split is 22 degrees. Condensate lines are clear but have no safety switch. Duct runs are sealed. Outdoor coils were caked in dog hair but chemically cleaned today. Primary start component is failed on the fan terminal causing the fan to leak oil prematurely. Suggesting replacement. Compressor amps are ok at this time. Refrigerant levels look ok. System was cycled before leaving.
Arrived on site to diagnose a no cooling 1995 unit. Client did as not home as he is on vaca And has daughter living at home. She stated unit stopped running and fan did not spin. She stated her dad is aware unit is old and fan could be bad. As unit is old. Found fan secondary motor control was bad and fan is on its way out and why secondary control failed. Primary start was replaced. Found secondary motor control for compressor is bad and weak which is out of range due to age and inefficiency over the past years. advised condenser coil was so heavily caked and dirty would be and extra charge to really get unit clean. Advised could not check pressure due to over condition of unit. Advised now is the time to consider full system replacement due to the age, condition , r-22 refrigerant, and cost of repairs and cleanings. Client is aware and would like to minimize repairs to keep home cool to the best it can and wants someone to come out for system replacement. Advised he would be back Mon
Upon arrival found compressor to not kick on, found common wire to be burnt off, wire was not fully holding onto contact points, replaced clip and ready to go. Compressor amperages in range.
Upon arrival found system to not be on, system was running without outdoor fan, compressor over heated. Replaced secondary motor control, cooled down the compressor, system now operational upon departure.
Performed AC maintenance on five-year-old Lennox condenser.
Tech arrived on site. Found 1 hvac system installed in 85. Did EXTENSIVE coil cleaning. Coil is in bad shape. Checked electrical start components. Caps are failing. Both fan motors are over amping. Compressor is being started by the hard start. Charge is okay. Temp split is 15. Customer declined to be quoted for recommended repairs and comfort club.
Tech arrived on site. Cleaned coils on a 3 ton hvac system. Checked electrical. Found LRA for compressor to be high. Everything else checked out. Ducts are older. Recommend replacing. Unit is charged good and cooling great.
Tech arrived on site. Found indoor blower not working. Cap was bad and the unit had 120v going to it. Replaced cap and it didnâ€™t work. Replaced motor and did a blower cleaning. Unit is operational. 1 year parts labor on blower and capacitor.
Arrived on site to diagnose a no cooling 2001 system. Condenser located in back yard. Furnace and Evaporator coil located in attic. Client stated he is original home owner and system are original 20 years old and had issues In past and replaced a secondary control about 5 years ago and hasnâ€™t maintenance system is 2 years. Cycled system and advised client the summary of findings is as followed. 2001 unit 1. 20 year old system original to home. 2. Condenser coil in bad shape as all fins are pushed in restricting airflow into coils. 3. Disconnect has slight play on box and could be a risk if ever knocked off. Refrigerant lines set is and low voltage thermostat wires are exposed from last dog showing up in past. 4. Overall found system completely flat and was pulling airflow in as a leak is present. 5. Arrived on site to perform combo tune up on a 2019 lennox unit condenser located in back yard. Furnace located in attic. Client stated. No issues and just wanted filter replaced. Washed condenser coil inside and out. Checked electrical compartment and components. Both primary and secondary motor controls are good. Fan motor is good and in range of amp draws. Compressor start up are good, run amps are good and in range. System pressure are good and cooling home at 22 degrees. No protection on unit. Inspected indoor unit. Filter was dirty and client supplied her own and replaced. Blower assembly and motor are good and in range. Inducer is good. Evaporator coils is good. Drain lines are good and clear. Home is heating up at 35 degrees. All safety switches are operational. Recommend adding a whole house purifying and cleaning system to help better air quality as client dose want clean air in home. Arrived on site to perform fall tune up on a 2016 Lennox system. System located in hall closet client stated no issues. Cycled thermostat on and was good. Cleaned and wiped down system. Found flex ducting used. Filter was really dirty . Recommend replacing filter more often or as need. Blower assembly is accumulating slight dust. Motor is good. Amp draws are good. Inducer Motor is good and amps draws. Temperature rise is good and in heating range. Heat exchanger is good. Evaporator coil is good slight debris. Drain lines are clear but for slight dirt accumulating from dust and dirt entering system in past years. No protection on units recommended adding surge protectors on system to prevent system from getting damaged from electrical surges and power outages that can damage system or even components from electrical components. Cycled system to ensure system operating. Went over all findings and areas of concerns with client. Client is aware of condition of system and how itâ€™s running
