Upon arrival performed maintenance on AC system. Systems are in very good condition. Filter are still good from February visit. Washed condenser coils out compellty. Primary and secondary motor controls in range. Circuit board & electrical connections good. Fuses in working order. Amperage’s throughout system in range. Refrigeration & temp split good. Client is getting a mildew smell on system when running. Advised running UV light will help, or cycle fan at the end of season .

Thermostats in working order. Temp rise in range. Ampergess throughout system good. Client may need to replace second filter next visit. Systems are in very great condition.

Performed leak repair on 2019 Ac Pro condenser. Upon arrival found that leak was on copper lines it coming out of home at flashing. Repaired leak In charge system up with 8 pounds of R410a. System was vacuumed and pressurized to ensure no leaks and no contaminants are inside the copper lines. Upon departure System Has 8 sub cool and 18 degree split. Work is Warranty for one year

Preformed AC maintenance on two systems AC pro condensing units. During the maintenance I noticed that the downstairs system was significantly low on R410a refrigerant charge. Leak appears to be on the suction line. Will need to return pressurize system with nitrogen, pull vacuum and fully top off system with 8 pounds of refrigerant. Will be returning Wednesday, October 18.

Couple things that can be worked on and get better airflow. Return ducting on downstairs unit is undersized, gave option to add return to help system flow air correctly. Amperages on motors are in in range. Temp rise splits good. Circuit board and electrical connections are in good condition. Replaced air filters. Highly recommend adding upgraded filtration to filter more then 20% as was standard filter is doing. Outdoor units were washed off, coils were cleaned. Refrigerant levels in range. - circuit board good - undersized return - filters dirty - standard filtration Systems were cycled on and off, systems are in good condtion. Systems were reset testing and fully functional upon departure. Need to set up return call to perform work, Friday is better day for client.

Performed AC diagnostic on 1989 condensing unit. Upon my diagnostic I found that the condenser fan motor was running although compressor was not and then proceeded to open up the service panel and found that the battery cap hermetic side terminal was blown. Replaced battery cap And Compressor became Energized. Measured refrigerant pressures although system did contain our 22 band Freon pressures were adequate with 59° supply temp when indoor temperature was 87. Recommended that compressor Is replaced if they want to stop experiencing intermittent behavior because once I was done and the new battery cap was in the compressor did fail on thermal overload. This compressor is a failing compressor and will completely not work soon. Also recommend a compressor starter kit to reduce lock rotor amps on start up and then high-voltage relays replaced due to high amounts of pitting on contact point. Upon departure system was running although it’s going to be intermittent due to the windings on

Upon arrival performed maintenance. Hooked up refrigerant gauges to system, noticing system was low on refrigerant, system was at -7 subcooling, looked inside of system for any oil traces. Added 4lbs of r-410a refrigerant w/ leak dye & seal. System is now at a 6 subcooling with a 20 degree temp split, air coming out at 51 degrees. Secondary motor control good. Motor good. Opened up system and washed coils with water. System was reset tested and fully functional upon departure. Scheduling return visit to look for Leak.
