The service tech got here at 2:30 right on time, looked at my unit, took lots of pictures. Showed us all that was wrong with it. Was very honest, said he could fix it for a few thousand, but not guaranteed. We opted to replace the unit. Darren came over gave us some options. Now we are just waiting for installation.

This guy came in "Luke" he was really nice and clean. And the service was really great. Thought me how to change the filter and a lot of things. Nice guy for sure.
Performed diagnostic on commercial package unit. Thermostat is not turning on and unit is not working. Checked for power at the thermostat, not getting any low voltage power. Went up on roof and checked system electrical and components. System is not recieving power at all. Verified all fuses are working correctly. Checked electrical panel at warehouse and found 3 pull breaker to be turned off. Was not tripped it was completely shut off. Turned breaker on and restored operations to unit. Went over findings and recommendations. They are just tenants and can not make any decisions. Going to let the owner of the building know. System operational upon departure.
Techs arrived on site and performed ac tune up of commercial package unit. Cleaned coils and electrical cabinet. Tested electrical components. Found the condenser fan motor to be leaking oil. Start caps are okay and within range but reading low. Condensate line had broken off and is leaking onto rooftop. Filters need to be changed. System is 2 stage but currently wired for 1 stage. Need to upgrade thermostat for 2 stage. Will send estimate for quarterly commercial service.
Performed AC maintenance on 2 York systems. Cycled systems for cooling. Checked indoor systems electrical and components. Temperature splits are in range. Filters are clean. Ductwork and connections are in good condition. Checked outdoor units electrical and system components. Amp draws on right side unit condenser fan motor and compressor are high, and condenser fan motor has started to leak oil significantly. Primary and secondary motor controls in good condition and in range. Pulled condenser motors and thoroughly washed out condenser coils inside and out. Renewed ESA maintenance program, wants to stay on yearly maintenance program. System is fully operational upon departure, homeowner fully aware of findings and recommendations for units.

Performed AC maintenance on a Lennox package unit. Heating mode temperature split is 53 degrees. Flame sensor was cleaned. Inducer motor is in range. Blower is amping in range. Filter was dirty and replaced today. Cooling temperature split is 20 degrees. Coils were extremely dirty and chemically cleaned off today to factory standards. Refrigerant pressures verified okay. Starting components were checked and verified to still be in range. Condensate lines are clear.
Upon arrival performed diagnostic, found secondary saftey switch to be backed up again. Performed a cut and clear with 400psig of nitrogen and cleared clog. System is now flowing correctly .
Performed AC maintenance on a Lennox XC25. Systems cooling temperature split is 22 degrees. Filter is dirty for being 6 months old. Indoor electrical amp draws are in range. Condensate lines are clear. Duct runs are sealed. Outdoor unit was heavily caked in dirt. This was washed today. Outdoor and indoor units are electrically protected. Compressor and fan amps are in range at this time. Refrigerant levels are ok. System was running at end of appointment.
Arrived on site to perform spring tune up on a 2014 lennox unit. Condenser located in back yard. Turn and Evaporator coil located in attic. Tenant stated no issues. Washed condenser inside and out as it was really dirty. Checked electrical compartment and components. Found primary starter burnt up and worn out from age. Secondary motor control is out of rna and weak due to system working hard. Recommend replacing both starter and secondary control to keep system operating. Fan motor so good pulling 0.6 amps max rated at 1.0. Compressor start up was high in range but within specified range. Would recommend Adding a compressor booster kit to help keep start up low and preserve compressor life. Run amps are good and in range. Refrigerant pressures good and stable cooling home at 18 degrees. Inspected indoor unit found filter clogged up and extremely dirty due to area around home. Blower assembly has light dust. Adjusted 1 vent, it was blowing directly to where client sleeps. Showed client how to move loovers on vents as well.
Upon arrival performed diagnostic. There was some residual water build up in secondary drain. Made sure to clear out drain just to verify it was backed up. Compressor and refrigerant levels are running like Normal. Advised if client has any other issues please call back.
Upon arrival performed maintenance on hvac system. Opened up condenser and washed out coils com0letly. Tested and verified primary and secondary control are in range. Refrigerant levels are very good. Ducting is in good condition. Insulation levels are very low. Client has gotten several bids. Air flow to back bedroom is good. Control Board Replacement- Warranty Upon arrival system is non operational. Replaced control board with factory replacement, under warranty. Upon replacement system is working and operational. Recommended surge protection on both systems to prevent the possibility of this situation repeating. Surge Protection has been installed on indoor furnace unit, as well as outdoor condenser unit. Upon departure system is working and operational.
Diagnostic Upon arrival system is not working or operational. Customer complaint system not coming on. Upon inspection I tested all electricals components to ensure voltage was going to system, I found that the transformer had failed, it was receiving 120 but not putting out 24 low voltage. After installing a new transformer under warranty, and upon further inspection it is clear that the board has failed, it is receiving proper voltage but not putting out power to terminals. Going to call Goodman for replacement under warranty. Need to follow up for replacement ASAP. Upon departure system is non operational.
Summer AC Maintenance. Upon arrival system is working and operational. I began my maintenance at the outdoor condenser, took apart condenser and cleaned coil with water and our coil solution, removing dirt and debris, system was heavily impacted. Inspected electrical components for wear, tested electricals for amp draw. Checked and measured systems refrigerant pressures and charge. Cleaned service panel. I then proceeded to the indoor furnace unit. Checked electricals ensuring tight connections. Inspected blower wheel compartments for balance and dust build up. Measured temp split, checked main condensate line and safety. Inspected ducts for leakage. Inspector failed due to possible in adequate placement of safety switch, a safety T switch was installed on secondary condensate to ensure passing of inspection. Member mentioned they have allergies, recommended phenomenal aire to help keep home clean and healthy. Upon departure system is working and operational.
System diagnostic Upon arrival system is non operational. Tested for power at the thermostat. Jumped system out, system is working. Upon inspection thermostat is locked out. Member requested install of new thermostat that is simpler. Sensi WiFi thermostat installed. Upon departure system is working and operational.
Performed Summer AC Maintenance Upon arrival system is working and operational. I began my maintenance at the outdoor condenser by cleaning with a water and coil solution, vacuumed out debris inside condenser. Inspected and measured system amperages and equipment, checked electrical connections to be tight. Checked and measured refrigerant pressures and charge. Upon testing outdoor amperages, the compressor is pulling high amps as well as a high start up amperage, recommend member put compressor saver kit. Member said to follow up in a month to have one installed. I proceeded to the indoor furnace unit, I inspected the electrical equipment for tight connections and anything out of the ordinary. Checked blower wheel compartments for dust and proper balance. Checked for duct leakage. Tested indoor blower cap. Upon departure system is working and operational
AC maintenance, upon arrival system is working and operational. I began my maintenance outside by cleaning the condenser unit inside and out with water and coil cleaner. Inspected all electrical connections for tightness. Measured amp draws on system. Inspected and found contactor to have heavy pitting. Tested system refrigerant pressure and charge. Recommended to client to remove foliage growing near and into condenser. I then proceeded inside to the attic to address the clients concern of air flow, wanted more air flow in bedrooms while cutting from den, no dampers in system. Recommend client adds dampers at least two, to help redirect air flow. I then proceeded to furnace unit. Inspected filter and recommend a filter change, client said they will pick some up. Checked electrical connections ensuring tightness, inspected blower wheel compartment for dust and proper balance. Checked condensate line for proper drainage and secondary safety functionality. Upon arrival performed diagnostic. Found system to be icing up. Found indoor coil to be extremely covered and no air flow. Added 2 lbs of r22 and leak dye. Replaced secondary motor control and added booster kit to keep amperages low, compressor is kicking on hard. Cleaned entire system out, system was covered in dirt. Outdoor coils are completely damaged and no air flow, client is fully aware of how system is, does not wanna replace system wants to get system up and going today? Went over findings with client, spoke to husband and wife and decided to do repair options. Signed client up with membership. System is operational, advised client system is running, just advised there is a some damaged parts.

Performed diagnostic on 3 year old unit. Homeowner states System isnâ€™t cooling. Outdoor unit does not turn on. Cycled system for cooling. Outdoor unit is not turning over. Checked system electrical. No line voltage coming to unit. Found breaker in the off position. Turned breaker on and system came on and started cooling. Refrigerant pressures are ok, weather not fully ideal for refrigerant check but system is cooling. Signed homeowner up on monthly maintenance program. System is operational upon departure.
Performed AC maintenance on 2005 Lennox Condenser. I noticed a few things on this maintenance as well and brought them up to Charles. 1. Duel secondary motor control has become weak on hermetic side terminal reading at 55 ÂµF this should be at 60 2. High voltage distributor showed signs of pitting on contact points due to amperage pull overtime 3. Condenser fan motor had significant oil leak is coming from bearing 4. Refrigerant pressures were in range although did contain a phased out refrigerant called R22 5. Compressor amperage is Exceeding manufacture specifications pulling at an actual of 28 A when it is really only for 26 please put the system in the danger zone of locking out from overheating. 6. Disconnect also was not equipped with surge protection or fuses Discuss full condition of system with Charles and he has recently replaced parts within the last couple years and will do it again once other components begin to go out. Advised him did the amperage is wearing the red zone
Tech arrived on site and did ac tune up. All system operations were good. Temp split and charge were good. Amps were good. Airflow is good. See checklist for details. Installed surge protector on the furnace to protect the IAQ items.
Performed AC diagnostic on 2004 Rheem condenser. Upon my diagnostic Joe stated that he had recently swapped out the condenser fan motor and capacitor but this didnâ€™t fix it. I started off at the outdoor unit and found that the indoor blower motor was on and working properly but the outdoor unit was not present with 240 V. I then found out the 30 amp fuse on the disconnect was popped. Inserted a new fuse in system fired up with extremely high amps. Found that condenser coil was completely covered in in blanket of dust and hair along with extreme coil rot from the dogs urinating on it for the past years. Before cleaning the coil the compressor was pulling 18 amps and considering that the manufacture rating is set at 16 amps. Cleaned off condenser coil And amps went down slightly. Due to the major coil damage from the rot The system is not able to efficiently reject the heat from the coils which will ultimately lead to the fuses popping again once it gets dirty or really hot out.
