Performed heating maintenance on 4 year old Lennox unit. Checked filters and found them in good condition, Mr. Martian replaces his own filters. Temperature rise is within limits. Inspected blower compartment and found blower wheel to be clean and balanced. Inspected flame sensor and found it to be clean. Checked all electrical connections. Tested resistance of hot surface igniter. Measured external static pressure and found it to be near mfg’s recommendation. Flushed condensate drain with water. All electrical amp draws are within tolerances. Prior to departure I ensured the furnace was operating normally after my maintenance inspection.

Performed heating maintenance on 4 year old Comfort Pro/Goodman unit. Resecured ‘r’ wire on the low voltage bus on the furnace control board. Checked all safety switches. Cleaned flame sensor. Inspected blower compartment and found blower wheel to be clean and balanced. Installed new MERV 16 filter. Flushed condensate drain with water. Temperature rise is within limits. All electrical amp draws are within limits. Dina let me know that there is very little air flow out of one of the registers in the family room upstairs. I inspected the duct work that I had access to to see if I could determine the problem. I removed a panduit tie that was restricting a duct but that didn’t resolve the problem. I put my inspection camera about 10’ down that duct run and found a lot of rat droppings and as though a rodent was eating away at the duct, it was clogged up with a lot of insulation. I told Dina that I would see if we have a camera that can reach further in the duct before

Upon arrival performed Maintenance on heating system. Found filter to be dirty, client buys his own online. Recommended adding surge protection to keep circuit boards and electrical protected. Signed client up with maintenance plan. Cleaned flame sensors. Temp splits in range. Static pressures good. Dusted off all electrical components. Ducting in great condition. Thermostat in working order. Amperages are in range. System is operational upon departure.

Performed routine spring maintenance on Lennox condenser in Spring Valley. Tessa verify correct operation of system, recommend staying on maintenance plan due to the condenser being extremely dirty at time of visit. This is the first of two visits with the maintenance plan they will be up for renewal on the next visit. Clean entire outdoor unit back to factory fresh, system is running correctly at this time.

Arrived on site to diagnose a air flow issues on a 2019 good and system. 2019 Condenser in back yard. 2000 furnace and 2019 evaporator coil located in garage. Spoke to client about issue a a she stated she feel system is not producing enough air flow to master and would like to see what can be done to provide more air flow to master bed room. As well there is a noise being made when ever blower is operating. Found due to age of system and it’s condition blower assembly now has some play on assembly as it has creates a bit of vibration When operating. She cycled system on cooling. Both units operating. Inspect attic and duct. All good. Inspected furnace. Found filter dirty and in need of replacing. Recommend doing more frequently to reduce the amount of dirt entering system. found blower motor has been leaking oil in past as dirt and oil are building up. Blower wheel is heavily dirt from lack of filter change out. Creating high stress on blower motor and making it work harder due to
