I arrived to perform a diagnostic on a 11 year old system.
Furnace maintenance
Lazy and disrespectful In most expansive definition of terms. Resultantly non-productive.
During my twenty point inspection, I started off with hosing down condenser coil of any dirt and debris. Opened condenser cabinet and checked everything thoroughly. Starter (good), fuses (good), fan motor amps (0.9), dual secondary motor control (good), 24v (good), 240v (good). Refrigerant there is 0 pressure, there is a significant leak into system. I saw oil residue in condenser coil. There could also be one in coil, and wasn’t able to check refrigerant levels. Owner is aware of leak, will call us if they want to speak with supervisor. Then went onto the furnace and checked furnace cabinet thoroughly. Blower motor (good), single secondary motor control (good), motherboard (good), 24v (good), 120v (good).

Faulty pressure switch. System is locked out until replaced. Heat or system is not working at the moment. Tenant needs to ask owner for permission to continue with part. After pressure switch installed, the system turned on. There is inducer failure in furnace as well. I had to manually spin wheel to get system to stay on. Also the vent is not attached to roof, as soon as I realized I turned off system. Owner will replace vent stack himself so that he can run system while it vents out through room properly. Owner is aware of issue with inducer and vent stack. Charging for pressure switch only today.
Arrived at house and owner only wanted me to check furnace out and not ac. Popped open furnace doors and called for heat. I got a motherboard error code of pressure switch failure to close. I do not have a pressure switch on hand. I will go over prices with owner and see if they'd like to continue so I can order part. Piece should work but if I install and system doesn't turn on. There could be other things wrong due to age of system. I cleaned out the pressure switch hose. I cleaned out ports with a thermostat wire. Pressure switch is stuck and won't let system turn on. Could be a blockage somewhere as well. Today charging for diagnostic only.
Upon arrival found system low on charge. Performed leak check. Found oil stains around service valve. Used IR leak detector and found heavy leakage around the high side service valve. Replaced core and found seal damaged. Once new core is installed performed second leak check. Found nothing. Added 8LBS of R410A. Charged system to proper sub cooling. Temperature split is @ 20. Indoor temperature is dropping. Unit is operational upon departure. Recommend adding surge protection and getting back onto service plan.
Arrived on site to to diagnose a no cooling unit. Client stated unit has stopped cooling. Been trying to get us out. He stated unit called error code and unit since then stopped working. Cycled unit and was not operational. Inspected electrical. Found unit showing low pressure. Checked pressure and found unit low. Client stated last guy out did repairs and charged up u it and started the process to find the leak. Advised unit is low again. Office will be sending out last tech who started the process of finding leak so office will be send him back out Monday to come and do leak inspection and any other process to find the leak. Client is aware and why it did not work. He will be expecting him Monday from 11-1 and see what he finds. Unit is not operational upon departure due to low on pressure.
Arrived on site to perform diagnostic on a 2014 Goodman unit. Client stated this his rental home. Spoke to client and he stated he bought home in 04 and replaced the unit in 2014. Now they stated unit is not cooling just is producing air flow. Inspected out door unit and compressor was not on. Inspected electrical. Stater is good l. Secondary motor control is really out of range and weak. Advised minimum need part replaced to inspect and see if unit will start up. Put in tester part and got unit to turn on. Compressor struggled to turn on but did crank over and started running. Found unit to be r-22 and is no longer in production. Start up was in range just high from a bad start up. Run amps is good and pulling 7 amps but advised its cold out side so in hotter temperatures outside unit will work harder. Fan motor is in range and working good. Checked pressure and unit is holding a steady charge and in range. No protection on unit. Client is aware of what is going on and he stated he ju

Upon arrival, client said fan motor would short cycle. Unit would heat up to 150 and the fan limit switch would energize the fan motor. The heater would heat between 148-150. Turning the fun on and off. Adjusted the setting to energize the fan at 130. The system is now heating properly. The system is older. Fan motor is in bad shape. Heat exchanger is deteriorating inside from age. It is highly recommended to replace the system for safety. Advised client of findings. Client is budgeting for replacement. Client signed up on maintenance plan. System is operational upon departure.

Tech arrived on site. Began tune up of unit. Found filter extremely restricted. Replaced with customer supplied filter. Checked indoor motor and airflow. It was good. Ducts are old and dusty. No duck leakage seen at this time. Outdoor coil was hammered. Mostly with dog hair. Cleaned coils and electrical. Checked charge. It was low at this time. Did leak detection in evaporator coil. Could not find anything at this time. Got authorization from management to fill up unit with 1lbs of r410a. Management also said they will extend parts warranty of evap coil until our next visit. On our next visit, we will need to do an isolation test to confirm where the leak is.
Arrived on site to perform fall tune up on a 2016 Lennox system. Furnace and evaporator coil located in attic. Client stated no issues just wanted service. Cycled system in heating. Found filter really dirty due to the area house is surrounded by. Recommend replacing with a Merv16 filter Found new flex ducting and black flex ducting used. Blower assembly and wheel are good just slightly dusty. Motor is good and amp drawls are good and in range. Inducer motor is good and amp drawls. Evaporator coil good. Heat exchanger is good at this time. Blew drain lines out. Slight dirt accumulating in drain lines from dirt that has entered system. All safety switches are operational. Temperature rise is in range and heating. Found system receiving 122.3 voltage. No protection on either unit. Would recommend adding surge protectors on high efficient systems to protect from high voltage that can damage or short out components or damage systems. Cycled system to ensure system operating. Home Advisor recommended 3 names when I needed service on our a/c. I chose Cool Air Solutions after speaking w/Nick & we scheduled service for the following week between 11-1. However the day before my scheduled service, Nick called to remind me of our appointment the next day between '2-4' but I was planning on 11-1. I called him back to correct the time but although he apologized for the error, he said it could not be changed but that the serviceman would be out as soon as possible. The serviceman, Adam, did arrive at 2 & was very respectful, friendly & efficient. He didn't have one of the parts I needed, so had to return to the warehouse to get it. But he promised he would be back & get it fixed the same day. I was thankful he delivered & was good on his word. He completed the job by 5 & was a pleasure to work with & the A/C is working well! The job was very expensive & had I not been pressed for time, I would have called around to find a more reasonable price.
