Tech arrived on site. Found moisture in the return grill and in the supply grills downstairs. Insulated exposed refrigerant pipes and insulated the condensate line. Recovered refrigerant in the condenser lowering the sub cooling. Issue for now has stopped.

Install Nest Thermostat, Phenomenal Air, Indoor Surge Protector and perform indoor coil cleaning. Tech arrived on site. Community room ac is down. Found the compressor to be bad. Installed hard start component to see if it would kick on. The unit would cycle and then stop.
