Arrived on site to perform furnace maintenance on 2016 Trane heater. Upon arrival Virginia stated that she has no questions at this time and system has been operational. Performed for maintenance on system. Filter is in good condition at this time. Cleaned flame sensor off. Hot surface igniter is good. Indoor blower motor has significant oil leakage. Gas line does not have drip leg, this unit was installed by another company. Temperature Rise is in range. Discussed full maintenance with Virginia and she is aware of indoor blower motor leaking oil. She would like to hold off on the repair at this time due to her spending a lot of money last visit. Will email over recommendation and upon departure unit is operational

During my twenty point heating inspection, I started with the thermostat. Giving a call for heating, and going to furnace to start maintenance. Temp rise of 40-70 needed, I got a temp rise of 43. House heats up to designated temperature. I checked out blower motor of any dirt or debris and it’s clean. Replaced air filter for new air filter. Owner had extra one, so just used his. Hot surface igniter not cracked or having white spots. Flame sensor still working good, no need to be cleaned. Ducting done correctly, and all runs intact. Inducer motor is working efficiently.

Upon arrival started ac tune up. Inspected indoor unit. It was extraordinarily dirty. Filter was super restricted. Condensate lines were about to overflow. Flushed out drain lines and cleaned out blower compartment with compressed air. Replaced filter. Checked outdoor unit. Unit is older. All motor amps are within range at this time. Refrigerant charge is okay. Unit is not the most efficient but still cooling. Cleaned out condenser coils and bottom of condenser. Cleaned out electrical. Tested start components. Inspected ducting. Ducting is older but no major leaks at this time. Unit is operational upon departure.

Arrived on site to perform spring tune up on a 2018 lennox unit. Client stated no issues and is good. Cycled cooling. Washed condenser coil inside and out. Checked electrical. Primary stater is starting to show some wear from operation. Second motor control is good and In Range fan motor is good and free of oil and amps are in range. Checked start up and run on compressor. Start up was above max and recommended adding a compressor booster kit to help prevent hard start up. Run amps are good and in range. Checked pressure and unit is holding a good charge and cooling home. No protection on unit. Filter was replaced. Client supplied. Inspected indoor unit. Blower assembly and whee okay. Drain lines and drain pump are operational and draining. Unit is cooling hole at 19 degrees. All other safety switches are operational. No protection inside as well and highly recommended adding surge protectors to unit to protect from electrical surge and power outages that can damage or even short out

Arrived on site to perform spring tune up on a 1 year old unit. Client stated no issues. Cleaned condenser coil inside and out. Checked starter and secondary motor controls and both good. Checked fan motor and good. Start up and run amps both good on compressor. No protection outside. Filter was replaced last visit. Drain lines are good and pump is operational. Unit is cooling at 20 degrees. No protection on side. Cycled unit and went over recommendations and client os aware and will let us know when he is ready to move forward. Unit is operational upon departure.

Heating Maintenance Performed Upon arrival system is working and operational. I began my maintenance at the furnace unit, I checked and tightened electrical connections. I inspected the heating components for proper operation and wear. Burners were inspected for proper operation. Flame sensor was cleaned. Condensates lines were inspected for proper drainage. Static pressures and temperature splits were taken. Filter has been checked, does not need to be changed at this time. Blower housing and wheel was inspected for balance and dust build up. Air supply was measured. Inspected safety switches as well as inspected home for fire and carbon monoxide detectors. Upon inspection of both units I found there to be no form of electrical protection found on either, recommend adding surge protection to both units to protect the sensitive electrical components contained within the system. Upon departure system is working and operational.

Tech arrived on site. Found the batteries to the thermostat to have failed. Replaced them and the unit began to cool. Found the outdoor capacitor to be weak. Replaced it. Found no secondary drain protection on the unit. Installed new safety switch. Cleaned outdoor unit coils. Replaced filter for indoor unit. The indoor unit is covered in dirt. Cleaned out electrical compartment. Heavy cleaning will be required on fall visit. Unit is operational upon departure.

Performed AC maintenance on a Lennox system. Units cooling temperature split is 20 degrees. Condensate line is clear and pump is in good working condition. Indoor blower is clean and in range. Primary start control is in range at thus time. Outdoor unit was dirty and chemically washed. Compressor and fan amps are in range at this time. Refrigerant levels are ok. Outdoor unit is not protected. Electrical components have minor signs of wear. System was running upon end of appointment.

Performed routine fall maintenance on Trane furnace in lakeside. Checked air filter and was clean. Verified correct operation of system, system is operating correctly at this time with no recommendations on this visit.
