Arrived on site to perform furnace/heatpump maintenance
During my 20 point inspection, I Started off with hosing down condenser coil of any dirt and debris. Cleaned under compressor as well. Opened condenser cabinet and checked everything thoroughly. Starter (good), fuses (good), motherboard (good), dual secondary motor control (good), 24v (good), 120v (good), refrigerant levels sh 4, sc 2, osa 81, delta 29. Then went onto the furnace and checked furnace cabinet thoroughly. Blower motor (good), single secondary motor control (good), motherboard (good), 24v (good), 120v (good). House cools great and ready for summer.
Performed heatpump maintenance on one year-old Lennox. Maintenance checked out properly and surge protector was installed and registered. System was reset and tested upon departure.
Replaced two high limit switches on the furnace. Adjusted zoning supply temp perimeters. Monitored operation and ignition cycle. Measured supply temperatures and ensured system reached target set point.
Made airflow adjustments. Adjusted cfm zone settings, bled dampers. Added furnace condensate trap, measured gas valve pressure. Monitored operation.
Performed maintenance on ICP heating unit. Wiped down furnace with wet rag. Tested controls and measured ignitor. Measured electrical values and amp draws. Removed insulation foam and replaced with metal tape to reduce lost airflow at the evaporator coil lineset plate. Replaced 1†filters. Measured temperature rise. *cannot access ignitor / flame sensor due to bolt behind gas valve*
Upon arrival customer reports heating has been used often until this morning. Error code 38 and 223 were present. Heat pump mode works fine. Auxiliary heat was not kicking on. Found a moles plug was disconnected. System is operational at this time. Indoor protection and a filter were installed today.

Collected a deposit of 3445 by check. Balance due will be 31005 due upon completion
Removed defective flare from the copper lineset and refitted connection with new flare. Used nylog thread sealant and tightened bolt. Pressurized system with 200 psi of nitrogen and leak tested connection with soap bubbles. Vacuumed system down to below 500 microns. Weighed in refrigerant charge with digital scale (3.10lbs) r410a. Tested system and measured indoor temps. Soap bubbles connection again, system is working properly at this time.

System has another leaking flare, attempted to tighten the flare but this flare is bad and needs to be cut and replaced. Charging the system at this time will just waste refrigerant. Need to provide a quote for a reflare on the outdoor unit.

Summer AC Maintenance. System is working and operational upon arrival. I began the maintenance outside of the condenser, it was clean with water and a cleaning solution,Condenser coil was heavily impacted by debris and dirt. I continued the maintenance by servicing and cleaning the electrical panel, checked electrical connections and tested amp draw’s. Tested refrigerant levels for proper charge. Inspected Battery cab for proper electrical values. I also checked the starter for any arcing and heavy pitting. Upon inspection of the outdoor condenser fan motor it is coming close to over amping, it also has significant oil leakage and shaft play, recommend member have replaced to ensure reliable operation. Also noticed members disconnect is fuseless and should have surge protection to protect the system from unwanted spikes, power outages, and electrical issues. I proceeded inside to the indoor furnace, changed out filters and informed member that they are no longer included in the membe
AC maintenance, upon arrival AC is working and operational. Have you gone outside with the condenser cleaning using water and solution system was heavily impacted with dirt and debris. I vacuumed out the inside of the condenser removing all debris. I proceeded to check the fan motor for any signs of oil leakage or bearing play. I inspected all electrical connections and components and tested there amp draw. I proceeded to test refrigerant charge and system pressure. And then I made my way up into the attic to inspect the furnace, I checked condensate lines and the safety switch, inspected all electrical components inside the furnace. Inspected the blower motor housing for proper balance and dust on blower wheel. Recommended to homeowner that they place surge protection on their outdoor condenser. Member was up for renewal, proceeded to renew plan with us. Upon departure system is working and operational
