Combo maintenance
After having another estimate nearby, the client saw our promotion on a new AC unit and wanted more information. They were impressed that the same unit cost a lot less with Cool Air Solutions.

Client stated no heating -Flame would ignite for a split second and then shut off when power from thermostat -Furnace cuts out on high limit after 10 minutes -Temp rise is good -Return intake is 16†but gets reduced down into a very small return grill (14x20) -There is not enough airflow being drawn from house to properly cool the heat exchanger -A new return needs to be cut in to increase intake cfms
Door switch was installed, system is properly working<br> -Flame sensor cleaned<br> -Filter replaced<br> -Proper resistance for components <br> -Amps on motor is good
Technician arrived to perform furnace tune up -Filter is still clean -Flame sensor cleaned off -Electrical connections tightened -Heating elements working properly -Gas piping does not have sediment trap, was recommended -Blower motor is in rough condition, it is very dirty a drawing more power than it should -Blower motor replacement was also recommended -Clients are interested in repairs, would like me to follow up on February 3rd, after the holidays
Flue vent was in very bad condition and not safe to run the heater -New flue venting for furnace was installed, from bottom to top -Venting on roof was sealed properly to ensure no water leaks -Filter was extremely dirty, it was removed, tenant said he will replace it -Flame sensor was also cleaned off -Heating was ran for 30+ minutes, everything is working properly -House has good air flow
Performed a heating maintenance on a 2017 Goodman system. Cleaned and Adjust Burners. Check Combustion Air for Proper Venting. Examine the Heat Exchanger for Damage / Corrosion. Test Furnace Safety Controls. Inspect Gas Piping. Tighten Electrical Connections. Measure the Voltage and Amperage. Flush the Condensate Drains. Measure Tempurature Difference between Supply and Return Air. Vacuum Furnace Return Grille. Adjust Gas Pressure & Pilot. Clean in-place Blower Compartment. Inspect Blower Wheel for Proper Balance. Check the System's Static Pressures to Ensure Proper Airflow. Inspect Duct Connections for Air Leaks / Sizing / Insulation. Check all System Safety and Limit Switches. Clean Flame Sensor. Inspect Carbon Monoxide Detector. Check Thermostat for Proper Operation / Calibration. Filters where changed this visit.
During my twenty point heating inspection, I started with the thermostat. Giving a call for heating, and going to furnace to start maintenance. I checked out blower motor of any dirt or debris and it’s dirty. Both blower motors on each system should be deep cleaned. Dirt has built up on wheel fins. Motor controls are in good standing for both systems. Evaporator coil is starting to deteriorate on both systems. Starting to fall off during maintenance cleaning. One of the compressors for smoke shop is failing. Exceeds past 30 amps and decides to shut off after running for hour. I did last maintenance inspection, in beginning of year and this was same issue I addressed. Lots of amps are being used while running systems.
Upon arrival performed diagnostic, client has a bad thermostat. System kicks on when I jump at thermostat. Last set of fuses were blown. But passed technician said there was a ton of things that needed to be replaced. Client replaced there old thermostat because the screen wouldn’t kick on anymore. New thermostat was not programmed to heat pump. Programmed and system still didn’t run. Thermostat is not fully communicating to system. Bad thermostat. System is non operational. Also had disconnect in backwards so at first was never receiving power. Client is gonna return current thermostat . Please bill commercial owner

Arrived at Commercial building and started with unit on right side. Killed power to unit and started checking motor controls. System has a single motor control which was reading a little low, and the dual motor control that was reading low. I then checked out contactor and contacts were black and pitted. Contactor needs replacing too, blower motor (good), mother board (good), 24v (good), 240v (good). Coil cleaned and brushed to get dirt out of coil. Made sure pvc pipes were cleared and no back up drainage. Condenser fan motor is exceeding max amps, fan motor will fail. Condenser fan motor needing to be replaced. Compressor is exceeding max amps and will soon fail. Compressor using 20 amps and limit is 19.4. I recommended replacing whole package unit, because replacing all the parts internally will not fix compressor issue. Compressor is heart of system, system was low refrigerant of R22. Installed PBA control board and programmed system in test mode. Installed outdoor surge protector.
Diagnosed defective board on outdoor Samsung system. Confirmed with tech support. Ordered replacement part with and will be installing with surge protector on the disconnect box.
Arrived on site performed maintenance on 18-year-old American standard. Checked the 55+5 capacitor and it’s within limits. Did deep cleaning of condenser coil fins. Temperature split was within 20° refrigerant pressures were in range. Although system did contain R22 which is no longer manufactured as of 2022. Checked filter which was clean. Upon departure system was operational.

Arrived on site to perform spring tune up on Goodman 2017 unit. Condenser located in back yard. Furnace located in attic. Tenant Staters no issues. Washed condenser coil inside and out. Primary starter is good. Secondary motor control is good and in range. Fan motor is good and amps are in range. Checked start up amps on compressor and are good and run amps as well. Checked refrigerant pressures and unit is holding charge and cooling hole at 20 degrees. No protection on unit and recommended adding some. Found filter dirty and replaced. Tenant paid for filter. Blower wheel is good. All safety switches are operational. Drain lines are dirty but still draining. Advised no protection on unit and recommended protection to protect systems from electrical surges and power outages that can damage or even short out systems and components. Called owner and she is aware of how unit is running and recommendations. Client did want to go for with adding protection on both units. Installed surge pro

Performed furnace maintenance on 2004 American standard heater. Upon arrival homeowner stated that system has been working fine and seems to be working even better since we had install the thermostat last visit. Perform safety inspection and maintenance on heater 1. Found that system is not equipped with surge protection in the case of a power outage 2. Flame sensor is in bad condition although was cleaned off at this time recommend that this is replaced to prevent future failure 3. Indoor blower motor was heavily caked woth dust and debris due to washable filter inefficiently stopping dust particles entering into the air mixing cabinet. Dusted motor at this time 4. Recommend disposable Merv eight filters are used and swapped out every 1 to 3 months to keep system cleanly and reduce dust build up. At this time homeowner would like indoor search protector installed to protect the brains of the system and would like a outdoor search protector installed in the summertime. Would also like
Performed Diagnostic On thermostat. Upon arrival client stated that system is not remembering set temperatures and keeps resetting even after clearing the previous 62°. Thermostat was replaced with Sensi And Wi-Fi was left off. Thermostat was tested and is fully operational and heating and cooling. Upon departure system is fully operational and thermostat is no longer resetting
Arrived on site. Started tune up of ac system. Cleaned condenser coils, flushed out drain lines. Inspected electrical. Refrigerant charge is good. Filter is okay. Changed out blower cap under parts warranty. Unit is cooling upon departure.
Performed diagnostic on system. Unit is not cooling. Found compressor was not turning on. Found Unit completely flat on r-22 refrigerant. Went over recharge price for refrigerant. Charla decided that it’s not worth fixing and they will be replacing the unit. They purchase their systems through Ferguson and have fire and ice replace it. Helped put a portable AC unit in that they had on site. System is not operational upon departure, left power to unit off.
Performed furnace tune up on a 2017 goodman. System has a 46 degree temp rise. Combustion blower and main blower motor are functioning well and amperages are in range. Hot surface ignitor is reading in range. The system has a merv cabinet with a merv 11 filter that needs to be replaced. Single secondary motor is within range however it is leaking its lubrication out of the top which is the first sign of failure. Flame sensor was cleaned and reinstalled. Duct runs are tight and free of any rips or obstruction.
